Best investment loan structure for those investors who also have personal debt by Vicky Edema Comment (0)
Most investors in Australia have a home loan. Most investors use the equity in their home property to help them on the road to wealth with their first investment property or share acquisition. In the past most investment loans were standard long term facilities with an initial interest only period of say 5 -10 years after which they converted to principal and interest. Most properties are

The best investment loan will always include an interest only period as well as a capitalising line by Vicky Edema Comment (0)
As a general rule most property investors have already purchased a home over which they still have a home loan. This loan is on a principal and interest basis and most cif not all financial planners will advise you to pay of your home loan as quickly as possible because the interest you pay on it is not deductible. Quite often, property investors in the market for the first time, when looking for

A good time to be a first home buyer by Vicky Edema Comment (0)
If you are a first home buyer, who would have thought that some poor judgement or unscrupulous lending or both in the almighty USA would lead to a windfall for you as you plan your first home purchase here in Australia. As a potential first home buyer you stand to benefit significantly from the Federal Government’s recent changes to the First Home Owners Grant. As a result of these changes a

A good time to consider debt consolidation by Vicky Edema Comment (0)
I was sitting watching the TV this week when a ad came on promoting a leading bank’s new credit card offering. It looked very attractive in that it offered a rate of less than 3% p.a. on your existing credit card balance when transferred through debt consolidation. With the global credit crisis upon us, credit card interest has increased significantly with many credit cards now charging 19% + for

This investment loan covers all the bases and is looking better as interest rates drop in Australia by Vicky Edema Comment (0)
This investment loan covers all the bases and is looking better as interest rates drop in Australia For the first time in a long time we have seen the RBA drop interest rates and the investor who has been subsidising the shortfall of interest on his or her investment loan and has been seeing negative returns on residential property for a long time is feeling happier.

Debt consolidation – a good or bad move? by Vicky Edema Comment (0)
Many investors when they are considering the purchase of an investment property fail to ensure that the structure of any investment loan that they enter is correct, particularly for tax purposes. Borrowers simply approach their existing lender and ask for an investment loan. The lender invariably looks to their home loan and taken there is sufficient equity might suggest that the borrower

Dealer finance

If you require new car finance when buying your vehicle from a dealer, you may consider dealer finance to be a convenient and simple solution to the problem. Just be aware that this convenience can cost you.

Dealer finance generally has a higher interest rate that the more competitive products financial institutions offer for new car finance. It can also come with extra terms and

Looking for a boat loan or an auto loan? Check the market before committing to finance by Vicky Edema Comment (0)
When you are in the market to purchase a new car or boat, you are generally pretty excited about the prospect, and often to speed up the process will take up the auto loan or boat loan offered by the dealer with whom you are negotiating. As a general rule this will not be the best available auto loan or boat loan and you will invariably save yourself a lot of money if you take a little extra time

Boat loan? Auto Loan? Caravan Loan? There is a heap of choice out there! by Vicky Edema Comment (0)
I was recently looking to buy a new car (with a tow bar) so that it could tow either the new boat or caravan I was also hoping to purchase. I did not have enough cash to buy outright so checked out the availability of an auto loan as well as a boat loan and caravan finance.

Initially I had expected that an auto loan from the car dealership and the boat and caravan retailers would be the most

WEALTH MAXIMISER - INVESTOR ASSIST UPDATE - JUNE 2008
The ATO has recently published an edited version of a Private Ruling on its website: http://www.ato.gov.au/rba/content.asp?doc=/rba/content/81797.htm A taxpayer and client of Austral Mortgage, applied for the private ruling to seek confirmation from the ATO that if there was a shortfall between his investment income and his investment outgoings then that shortfall could be capitalised under the home and investment loan & line of credit structure noted in his application.

WEALTH MAXIMISER UPDATE - MAY 2008
Ever since the High Court decision in Hart's case, taxpayers have been seeking clarity from the ATO on the deductibility of capitalised interest in certain loan structures. On 16th April 2008 a favourable Private Ruling issued to an Austral client that provides insight into the ATO's current thinking on the subject.

WEALTH MAXIMISER UPDATE - FEBRUARY 2008
Wealth Maximiser Update 12th February 2008 - We have advice from the ATO that it is well advanced on a binding Tax Determination regarding the deductibility of capitalised interest on a line of credit facility. Borrowers with both a home loan and an investment loan should consider including a capitalising line of credit within their loan structure or at least ascertaining from their lender that they could access such a facility by way of a simple variation of their existing mortgage.
